How it works

Three steps from enquiry to a signed lease. We facilitate the arrangement; the lease itself is between you and the housing provider.

Initial review

We review your property against what social housing providers in your area are looking for — location, layout, condition and compliance — and tell you honestly whether it's a fit.

Matching & heads of terms

We introduce your property to a suitable provider and work through the key terms with you: lease length, rent, repairing obligations and handback condition.

Lease completion

You and the provider enter into the lease. From completion, the provider is your tenant — rent flows under the lease terms and the provider houses and manages the occupants.

The housing provider takes on

  • Finding and housing occupants throughout the term

A note on plain language

You'll see the phrase "guaranteed rent" used widely in this market. We don't use it. No rent is ever truly guaranteed — it is secured by the terms of a lease and the covenant of the provider who signs it. That distinction matters, and we'd rather you understood the arrangement exactly as it is.

BG Housing Group facilitates lease agreements between landlords and housing providers. We are not the guarantor of the rent, and we'll never present ourselves as one. What we bring is the introduction, the structure, and a compliance-led eye over the terms you're signing.
